My husband works in NJ but rents in NY working for the same company for 27 yrs ,he would like to get a bigger apt in the same building he's been renting there for the past 3 yrs month to month but now they want him to sign a year lease for the larger apt never late with payments ,good tenant . if he gets let go from his job is there any legal way to end the lease .We have our house in the state of Florida where I live ,so he would not have any reason to live up north . any input please we owned a house in NY for 16 yrs before we moved to Florida
not sure how it is in new york, but in California, the landlord has to make a reasonable effort to re rent the property to someone else. once the property is rented to a new tenant, the old tenant is off the hook and can get out of the lease. however, until the property is rented, the old tenet is liable for the rent.
It is illegal for the landlord to get double rent for the same property, or to just allow it be vacant and still charge the tenant.
there are probably similar laws in new york as well.
